What is under contract right now on St. George Island?
Currently we have 7 properties under contract on St. George Island, one of which is due to close any day now - a 3 bedroom townhome in the 300 Ocean Mile complex. A couple of the others are short sales that are slowly grinding their way through the system - they typically take a long time to close. Properties under contract range in price from a 16-lot parcel in the commercial district listed for $2 million to a $1 million + East End home on an acre, to the bayside property in the Plantation that I blogged about yesterday listed for $399,900.
Are you wondering how to decide if it's the right time to take the plunge yourself? My advice is to do your homework, with a good realtor who knows the market, get your financing in place, make your pick, and above all make your decision a personal one. If you listen to the national media, you would never buy another piece of real estate, would you?? No one *has* to buy a beach house, that's for sure - it's something you want, something you can afford, and something that will enrich your life and that of your family and friends. It's ultimately an investment, but fundamentally, it's personal decision that you want to make happen and have the financial basis to feel comfortable making.
Our market right now is a market where you can go after the property you really want, and probably get it. It's a great place in which to own property, a nice community, and a beautiful spot on this big blue marble of ours.
My walk this morning yielded no new turtle nests, and no new hatch-outs. I'm expecting two more nests to hatch any day now, so I'm watching them carefully, but nothing so far.
It's finally sunk in that this particular little willet above lives on the beach that I walk - he/she hangs out on a very quiet stretch where there are no houses nearby, and I see him most every morning, working the surf, getting his breakfast. I took probably 20 shots of him, this one came out pretty good. None of them capture his quick movement and steady eye as he looks over the landscape for the perfect choice morsel.
He's a very savvy shopper...
